We first met David Humes about a year ago when we were looking for a house in Lexington, KY. We decided not to buy at that time and rented a house for 1 year instead. In the meantime, David created a portal for us with houses we might be interested in. This enabled us to keep an eye on houses coming on the market so that we would be ready once we reached the end of our lease.

When we starting shopping, David made himself available to visit a number of homes on the market until we found a place we fell in love with. As we entered the contract process, David provided very sound guidance in some areas that, if ignored, could have been problems later. For instance, he insisted that we have a septic tank inspection completed as part of the home inspection. Although no problems were found, it gave us peace of mind to know that everything is fine with that system.

David was also very helpful during the negotiating process when we were trying to determine what to approach the sellers to fix after the home inspection. Specifically, he helped us with some guidance on how to handle a propane hot water heater venting issue noted by the home inspector. David suggested that rather than trying to fix venting on an old unit (which everyone agreed would have detracted from the beauty of the home), we should consider replacing it with a new electric hot water heater. Not only did that make more sense, the sellers liked the idea and decided to replace it at their cost. He was also able to negotiate a 1 year home owners warranty into the deal and even covered some of the cost.

Lastly, David was looking out for our interests. He closely audited the HUD closing costs form and noted some discrepancies that would have resulted in us paying for some items that belonged on the seller's side of the form.
